Looking for a spectacular location to live in? This is it! Close to the river the Maas, where you can relax and enjoy the views, and still be close to Rotterdam’s buzzing city center!
This apartment is situated at the edge of the park the Dokhavenpark, in the neighborhood Oud Charlois (which means Old Charlois), which once upon a time was an independent village.
This location is amazing. There is lots of space and green areas around and of course water! The water taxi is just around the corner as is the Maas-tunnel, where you can cross the river under the ground, making the city center very accessible by bike. Also, just on the other side of the river is the park ‘Het Park’, which has miniature golf and picnic facilities.
Oud Charlois itself has a lot to offer concerning facilities. For supermarkets, schools, shops, medical facilities, etc. you do not need to go far. For a day of fun shopping highly recommended is to visit the shopping mall Zuidplein, which you can reach within 10 minutes by bike.
And that is not all! The biggest park of Rotterdam, the Zuiderpark, and the well-known event's venue Rotterdam Ahoy, are also within 10 minutes by bike.

MAASTUNNEL BY BIKE:

- for biking to the city center, you will need to bike through the Maastunnel, which is a tunnel under the river. It is a unique experience. The tunnel is open 24/7 and it has hired people to help you getting down with the escalator, in case you are scared of the escalator (it is a pretty long escalator). See photos in the advertisement. There is also an elevator that you can use go to down.

- in the Netherlands, public transport is in good condition: the connections are great, the reach is far, and the transport is safe.
On top of that, the bike is a very popular way of getting around the city, because it is safe and quick. Using the bike is safe, because basically every car road, has a separate bike road "fietspad". Just google for yourself "fietspad", and you can see the images of a Dutch bike road. A car is hardly used by students, and working people are using their cars less and less. Even the Dutch prime minster goes by bike to his work! (you can google the images of that too :-)
- Supermarkets: MCD (400 meters), Aldi, Coop, Nettomarkt (1.4 km), Albert Heijn (2.2km). Amazing Oriental (specialized Chinese/Indian/Asian supermarket, closeby in district Katendrecht").
- Gym: Basic Fit (4 min by bike), Femonly Woman sportclub (5 min by bike), Boxing Company Rotterdam (8 min by bike).
- City Center shopping street Koopgoot: 18min by bike, 35 by public transport (bus+metro, 1 stopover).
- Central Train Station: 14 min by bike, 35 min by public transport (bus, direct connection).
- Erasmus Medical Center MC: 9 min by bike, 23 min by public transport (bus, direct connection).

- the kitchen has a microwave, fridge, freezer, oven, stove, dishwasher, pans, cutlery, plates, cups, glasses
- cleaning essentials: vacuum cleaner, bucket, floor brush, etc. (excluding: soaps/liquids and small cleaning material like a sponge and a cloth need to be bought by the tenant).
- the toilet and shower are separated: they are not together in 1 room.
- smoking is not allowed inside the accommodation.
- no elevator: stairs 1 floor up, normal stair (see photo).
- bike park: there is a bike shed on the ground floor.
- car park: parking is possible outside in front of the house. It is paid hourly parking in this neighborhood. As a citizen, you can request a license to park, a "parkeervergunning", then parking costs 10 euros a month for unlimited parking in your neighborhood. Per house maximum 2 cars. The waiting list for this license is ± 4-8 weeks. In the next neighborhood 5-10 minutes walking, there is free parking.

COSTS / BILLS:

For the sake of clarity and to avoid misunderstanding, hereby a list of all the costs involved in renting this apartment.
Please note, it looks a lot, but all other apartments in Rotterdam will have more or less the same costs. I just want to be transparent on the costs:

1. Monthly rent. Price: see mentioned in the advertisement.
2. One-time service fee (hidden)Anywhere: this price you can see in this advertisement. This fee is for using this website.
3. One-time administration fee: the agency charged 165 euros for the bed inventory package (see explained below). In this advertisement, it is referred to as "administration fee".
4. One-time deposit: The deposit is refundable: when you leave the house at the contract ending date, and you didn’t break or ruin anything, it will be given back to you. The price of the deposit is mentioned in this advertisement.
5. Monthly gas:
- I as a landlord do not know how much you heat up the house: some tenants heat it like a tropical paradise, and some tenants keep it as cold like an igloo: some prefer their house cold, some very warm. Therefore, i keep it to you, how you like to spend the gas usage.
- the gas bill is expected 90 euros a month for this apartment in total (based on average usage).
- thus, 90 euros, to be paid by the 3 people in total, thus, around 30 euros each a month (based on average usage).
- the house has a smart gas meter, and a smart thermostat, so you will get an update on your email about your usage from the gas company every month. This way, you can keep it in control.
- to apply for a gas utility company is a very easy process: it is online and it takes 3-5 minutes (we will help you signing up, in case you need help).
6. Yearly municipality taxes: water tax and garbage tax. In Rotterdam, if you rent an apartment, a tenant pays taxes for the garbage collection, and for the water usage.
- every tenant receives these tax bills in Rotterdam, no matter where you rent an apartment.
- the municipality will send you a bill, with instructions how to pay it. Paying goes by internet through a portal of the municipality.
- the 2 taxes are in total a sum of around 800 Euros for the total apartment per year.
- the taxes you pay 1x per year (each year around March).
8. Electricity: not included in the rent. The estimated cost are 45 euros per month (based. on average usage) for the total apartment; this bill you share with the housemates, like the gas bill.

BED INVENTORY PACKAGE BY THIRD PARTY:

I as the house owner (Niels) will deal with accepting your booking on this website. After the booking is confirmed, I will hand you over to a professional property management company. This company deals with your contracts, check-in, check-out, keys, and future requests for maintenances of the apartment, etc etc.
The property management company gives every new tenant a Bed Inventory Package. This consists of:
1. a new pillow.
2. a new comforter (American English), or doona (Australian English), or continental quilt/duvet (British English).
3. a new mattress cover/protector.
The costs for this are a one time fee of EUR 165 per tenant. It is mentioned in this advertisement as "administration fee". It is mandatory to buy this package. These 3 items will become your ownership, so you can take them home if you like. (If not, it will be donated to the Salvation Army by the property management company). This fee also includes a small admin fee for the use of their service app where you can easily put in any issue relating to your apartment (for example broken doorknob or a leakage) and have these issues fixed by one of their Contractors.

The previous tenant will leave behind a washed pillow sheet (cover), blanket (cover) for your comforter, mattress sheet (cover), bathrobe and 3 towels (all will be washed). In case you prefer your own covers, you can bring them yourself. Or you can buy new ones, at the webshop of IKEA for example.
