Stylish fully furnished 2 bedroom apartment with optional parking available, ideally located next to the Zuidplein Shopping center and Zuidplein Metro and Bus station. Living at this location means all city facilities within close reach. In the immediate vicinity you will find many (grocery) shops, restaurants, gyms and an extensive public transportation network. The Ahoy event center and the Zuiderpark are within walking distance.

The building:
The entrance can be accessed via the central hall, where the mailboxes and doorbells are located. The third floor can be accessed by the elevator and the emergency staircase.

The apartment:
The completely furnished 96 m2 apartment is on the 3rd floor of a large apartment building. The corridor of the apartment is equipped with the meter cupboard and provides access to the bathroom, a separate toilet, two bedrooms, the laundry room / storage and the living room. The apartment building has fully transferred to district heating (stadswarmte in Dutch) recently, a sustainable and cheaper alternative to traditional fossil fuel heating.

The apartment is very bright, full of light, it has a nice living with a semi open kitchen, a comfy couch, chair, TV area, dinner table, desk and a small but cozy unheated ‘winter garden’ with several green plants. The kitchen has all the standard facilities including a dishwasher, oven, stove, etc. The fridge, oven, stove and dishwasher are newly installed in 2022.

There are two good sized bedrooms with wardrobes (apx. 12 m2 each). One of the bedrooms holds a kingsize bed (180 x 200 cm) and the other one holds a full size bed (160 x 200 cm) and a tiny desk. The stylish bathroom has a sink and a walk in shower. There is a separate toilet and a storage room with a washing machine.

Parking / storage:
On the ground floor there is an optional open air but private parking access for one car (€ 69 per month). There is a modest private storage room on the ground floor of the apartment complex, suitable for one or two bicycles.

- The apartment is available for professionals with a steady income/financial background or serious / study oriented Master / MBA students that are at least 23 years old (no Bachelor students).
- No smokers, late night parties and so on.

Rent:
- The rent INCLUDES service charges.
- The rent EXCLUDES utilities (district heating, electricity and water), internet, television, optional parking and city taxes. The tenant will need to sign a contract with the utility companies, we can help to arrange that.
- The utility charges stated above are estimates based on the usage of the last tenants and are entirely dependent on personal use.
- Deposit is 200 % of the monthly rent.
- Registration at the municipality is possible and REQUIRED. City taxes are paid directly to the municipality.

Conditions:
- Minimum rent is 12 months and a maximum of 24 months.
- Available for one or maximum two tenants. No children.
- Steady income or financial background (credit check required).
- Income or bank savings requirement: at least € 5.000 net per month, earned by one or two tenants combined. For Master/MBA students: under strict conditions another payment plan can be arranged. Ask for details.
- No pets.
- No smokers and no late night parties, etc.
- Tenants are kindly expected to water the plants on a weekly basis.
