According to data recently published by real estate valuation company Calcasa, the number of so-called million-euro homes in the Netherlands has once again risen to record levels: by the end of 2022, around 195.000 residential properties had a value of at least 1 million euros.
Number of million-euro homes in the Netherlands rises to 195.000
Calcasa’s report states that the number of homes in the Netherlands valued at over 1 million euros has risen every year since 2013, when the Dutch housing market crashed. While the year-on-year growth has tapered off over the last two to three years, 2022 still marked an increase of more than 13 percent compared with 2021.
At the end of last year, the Netherlands had a record-breaking 195.000 homes with a value of at least 1 million euros - more than 23.000 more than at the end of 2021. This equates to approximately 4,3 percent of the total number of owner-occupied houses in the Netherlands. Back in 2013, the country had just 14.000 so-called million-euro homes.
While the number of homes valued at over 1 million euros has risen, the average price of these properties fell slightly over the course of 2022, from 1,4 million to 1,35 million euros. The average price per square metre has also fallen, from 6.800 euros to 6.600 euros.
Amsterdam home to the most million-euro properties
Unsurprisingly, Amsterdam has the most million-euro homes; in this municipality alone, there are over 20.000 homes with a value of or above 1 million euros. The other major cities also boast high figures, with The Hague coming in second place with nearly 11.000 million-euro homes, followed by Rotterdam, Utrecht and the municipality of Gooise Meren, each with just over 5.000.
Proportionately, the municipality of Bloemendaal has the highest percentage of million-euro homes (around 54 percent), followed by Laren, Blaricum, Wassenaar and Heemstede. Wasenaar is incidentally also home to the most expensive street in the Netherlands, with an average value of 3,3 million euros on the Konijnenlaan.
Meanwhile, Amsterdam has the streets with the highest number of million-euro homes. These are the Keizersgracht, with almost 600 pricey properties, the Prinsengracht (almost 500), Valeriusstraat (over 350), the Herengracht (over 300) and the Johannes Verhulststraat (over 250).
Homeowners spend around 40.000 euros on fixed annual costs
Calcasa estimates that those who buy a house worth over 1 million euros spend an average of around 39.000 euros a year in various annual costs, including energy bills, taxes, mortgage payments and insurances.
