House prices in the Netherlands up nearly 8 percent in August
House prices in the Netherlands continue to rise: according to the latest figures from Statistics Netherlands (CBS), the average sale price in August 2025 was almost 8 percent higher than a year ago.
Cost of buying a house in the Netherlands rises again
After a short-lived decline in mid-2022, the cost of buying a house in the Netherlands has increased every month since June 2023. According to new figures from CBS, the average sale price of an owner-occupied house (excluding newbuild homes) was 7,9 percent higher in August 2025 compared to August 2024.
Average sale prices rose by 0,5 percent between July 2025 and August 2025, and now sits at 486,190 euros, 14 percent higher than the previous peak that was reached in July 2022. The land registry recorded 19.459 home transactions in August, 9 percent more than a year ago. In the first eight months of 2025, 149.534 homes were sold, a 16-percent increase compared to the same period last year.
Mortgage applications up 20 percent
The rising prices reflect the competitive situation on the Dutch housing market, but are also influenced by fluctuations in interest rates for Dutch mortgages and the strong development of salaries in recent months.
Earlier this month, De Hypotheker reported that the total number of mortgage applications submitted in the Netherlands over the last four months had increased by 20 percent compared to the previous period, showing just how strongly competition in the market is increasing.
