The Dutch cities of Amsterdam, Rotterdam, The Hague and Utrecht have been named among the top 10 most expensive cities to rent in the EU, according to housing platform HousingAnywhere. The platform named Amsterdam as the most expensive city to rent in across the EU overall.

HousingAnywhere’s International Rent Index by City Q1 2024

The index was released at the end of Q1 and focuses on cities in the EU, looking specifically at the rent of apartments, rooms and studios in 28 European cities. The study found an overall increase in rent of 3,8 percent across all of its cities, showing that the price of renting is increasing in many regions across the EU.

HousingAnywhere, Europe’s largest mid-term rental accommodation platform, focused their report on price variations over the past quarter and found that rent increases are slowly losing steam, but that inflation is still placing pressure on European renters.

“While inflation has shown recent improvements, it continues to exert pressure on tenants’ wallets. Concurrently, rising construction costs pose a risk to cities' housing expansion plans. Industry leaders and policymakers must prioritise collaboration to ensure timely delivery of supply expansion plans, as tackling supply shortage is crucial to effectively alleviate pressure in Europe's rental markets over the long term,” the company stated in a press release.

Average apartment rent is 2.275 euros in Amsterdam

According to the study, renting an apartment in Amsterdam costs around 2.275 euros per month, compared to renting a studio in the city at 1.740 euros per month and a room at 963 euros a month.

These prices are significantly higher compared to rent in other major European cities such as Budapest, Valencia and Athens, where renting is much more affordable, but is still rising year-on-year. Of the more than 65.000 properties analysed in 28 European cities, 98 percent are furnished and 62 percent include bills.

Amsterdam was not the only Dutch city to make it close to the top of the list. According to the report, “Amsterdam, Paris, The Hague, Munich, and Utrecht consistently rank among the top 10 most highly-priced cities across apartments, rooms and studios, indicating consistent affordability challenges in the Netherlands and Germany.”
