Can I apply for a Dutch mortgage?

There are no formal restrictions for non-Dutch citizens buying Dutch property or applying for a Dutch mortgage. However, the mortgage provider may want to look into your personal and financial situation to consider if they might be at risk, e.g.:

  • If you are relatively new to a job
  • If you are relatively new to an area
  • If you are self-employed
  • If you have a low income
  • If you have a non-EU nationality

Nowadays, mortgage interest rates in the Netherlands can be as low as 1,5 - 2,5 percent (based on a 10-year fixed rate). In the existing financial environment, there is a possibility to fix these low Dutch mortgage interest rates for up to 20 or 30 years. Moreover, you could get a loan of up to five times your gross annual salary.
