Homeowners are increasingly making extra repayments on their mortgage. This also applies to expats.

This trend has developed in recent years and ABN AMRO anticipates that a growing number of homeowners will make extra repayments on their mortgage in the coming years.

There is a growing awareness of mortgage debt which leads homeowners to increasingly choose to make extra repayments on their mortgage. What is the smart thing to do?

Almost one in five ABN AMRO customers has made extra repayments on their mortgage in the past year with an average amount of approximately €9.000.

The trend to make extra repayments has significantly increased in recent years which is demonstrated, among other things, by the fact that the number of extra repayments in the first quarter of 2013 was approximately 40% higher than in the first quarter of 2012.

Being left with a residual debt when selling the home, or a higher mortgage than the value of the home, are often reasons why homeowners make extra repayments on their mortgage.

Repaying your mortgage with your savings

Homeowners often use their savings to make extra repayments on their mortgage. There are advantages and disadvantages of making extra repayments with your savings.

One of the advantages is that, if you sell your home, the likelihood of a residual debt will be lower and the likelihood of equity from your home will actually increase.

A disadvantage is that savings used to make extra repayments, can no longer be used for other purposes. Using your savings to make repayments will lead to less flexibility than when this amount is on your savings account.
