How to get the best offer when selling your property

Nowadays, it costs a lot of money to rent a property, often it is cheaper to pay a monthly mortgage payment! So, it makes sense that a lot of people prefer to buy a property instead.

However, during the economic crisis, there were not a lot of new houses built. This means that there is a shortage of available houses. If you are looking to sell your house, you now have the chance to sell your property for a great price. That is, if you handle it the right way!

Home staging

The first impression is always the most important and you only get one chance. So, make sure that you use a professional photographer and that your property looks clean and tidy.

Repair small issues and paint your walls in light and natural colours to make your property look bright and move-in-ready. Often, people do not want to spend extra time to refurbish their property, and they are willing to pay extra if they can move in right away.

With home staging, you can make your house look more modern and less personal, which makes it more attractive to people; they will be able to imagine themselves living there. The more people like it, the more they will be willing to make an offer. So, it pays to invest in home staging.

No open house

Nowadays, you see that a lot of properties are sold through Open Houses. This means that a lot of people have the possibility to view your property at the same time during one or more time-blocks. During these blocks, your house or apartment will be packed with people, which will make the property feel smaller.

Also, you might miss out on potential buyers, as they may think they have no chance with so much interest, so why bother making an offer? You or your selling estate agent might think that this will be the best solution, but you will not get the highest offer possible. With an Open House, the selling estate agent doesn’t need to put so much effort into the selling process. But is this really in your best interest?

Arrange appointments separately, so a potential buyer will be able to view your house in the best way. It also means that the viewer will get the selling estate agent’s undivided attention. They will feel like they are being taken more seriously.

Background research

A selling estate agent will be able to find out if a potential buyer is the best buyer for your property. Will they need a mortgage? Have they already been to a mortgage advisor? Do they have a buying estate agent to help them with this process? These questions can say something about how prepared and how serious a potential buyer is. After all, if you have agreed on a deal, you do not want it to fall through!
